The portfolio is located in Campus Flemingsberg, a university, medical and research district with transport connections to central Stockholm.
The transaction is structured in two phases, with EQT having completed the sale of the first 417 rental homes, while the remaining 388 units are still under construction and scheduled for completion in 2027. The buyer, Acer Bostad, is a residential investment platform established by Gordion and Ontario Teachers' Pension Plan.
Strategic context
Completed homes provide an immediate rental income potential while the forward phase introduces additional construction and lease‑up risks. The district draws demand from students, researchers and professionals, rather than a single university cohort. This diverse demand base could broaden the tenant pool, but the buyer must balance current operating performance with the remaining construction programme.
The transaction further increases Acer's exposure to the Greater Stockholm residential market instead of expanding into a new geographic market.
