Brookdale agrees to a US$290 million acquisition of 30 Welltower communities
13 October 2026 | Portfolio acquisition | US | 1,152 units | Operational
The operator is buying the real estate underlying communities it already leases, with the transaction expected to close in the fourth quarter of 2026.
Key details
Asset type | Operational |
Location | US |
Capacity | 1,152 units |
Buyer | Brookdale Senior Living |
Seller | Welltower |
Operator | Brookdale Senior Living |
Value | $290 million |
The portfolio comprises assisted‑living and memory‑care communities across 13 states.
Brookdale expects the purchase to remove approximately US$17.8 million in annual cash rent payments in 2027. It has also agreed to a conditional extension of a separate Welltower lease covering 39 communities.
Strategic context
Buying leased properties converts a fixed rental obligation into direct real‑estate ownership. Brookdale would retain more of the benefit from operating improvements, but would also commit capital and potentially incur acquisition debt. The separate lease amendment adds flexibility for another group of communities without transferring ownership of those properties at this stage.
The anticipated cash‑flow benefits depend on the successful completion of the acquisition and the performance of the underlying care operations.
