Located above the Keijzershof shopping centre and completed in 2013, the 35 apartments feature A or A+ energy labels, private outdoor spaces and parking facilities, as well as access to a shared rooftop garden.
The fund acquires an existing rental asset, avoiding development‑related risks and the need to secure initial occupancy. SGS acted as the buyer's technical adviser, while Van Dijk & Ten Cate Vastgoedadviseurs advised the seller on commercial matters.
Strategic context
The property's family‑sized apartments and proximity to everyday amenities position it to attract a different tenant demographic from smaller urban rental units. The property's strong energy performance ratings may also limit the need for immediate efficiency upgrades, although ongoing operating expenses and future maintenance requirements will continue to influence investment returns.
