Eureka agrees four‑village senior‑rental venture in Queensland
12 October 2026 | JV | Australia | 227 units | Operational
The asset swap combines half‑stake sales in Cairns with half‑stake purchases in Townsville, while allowing Eureka to retain management of all four villages.
Key details
Asset type | Operational |
Location | Cairns and Townsville, Australia |
Capacity | 227 units |
Party 1 | Eureka Group Holdings |
Party 2 | Private investor syndicate |
Value | c. A$11.05 million |
The Cairns villages comprise 120 one‑bedroom senior rental units; the Townsville villages comprise 107 rental units. Eureka will retain half ownership of the Cairns assets and gain half ownership of the Townsville assets, which it has managed for more than a decade. All four have occupancy rates above 98%.
New ten‑year management agreements include a further ten‑year extension option, profit‑sharing arrangements, and rights of first refusal.
Strategic context
The structure releases capital without removing Eureka from the assets' operating income. Existing management experience limits transition risk associated with the Townsville assets, while the new agreements give the operator a longer‑term commercial interest in all four villages.
The company expects approximately A$10.4 million in capital to be released through the transactions and associated financing to support development and debt reduction.
