The joint venture acquired the former Loeb Hall at 131‑135 East 12th Street from The New School for US$51.5 million. The purpose‑built residence provides 268 beds near New York University, The New School, Cooper Union and other Manhattan institutions.

Hawkins Way Capital plans to renovate and reposition the building under its FOUND Study platform, with flexibility for both direct leases and master lease arrangements.

Strategic context

The acquisition is the joint venture's third Manhattan student housing purchase in recent months and deepens operating scale for FOUND Study in a high‑barrier urban market. Repositioning an existing residence allows the platform to add capacity faster than a ground‑up development while preserving leasing flexibility across individual students and institutional partners.

For The New School, the disposal releases capital for academic priorities while transferring the asset to a specialist student housing operator.
