The properties are within walking distance of Korea University and will provide more than 400 student beds. Openings are planned in phases between the first quarter of 2027 and the first quarter of 2028, with PCP Standard managing operations.
The platform is aimed primarily at local students seeking a lower‑cost alternative to conventional private rentals. Its ambition to build a portfolio worth more than US$500 million represents a long‑term platform target, not the price of the five initial properties.
Strategic context
The seed portfolio creates an institutional entry point into a market where small private landlords have traditionally supplied much of the student accommodation. Several nearby assets give the operator an opportunity to coordinate leasing and resident services around a defined university catchment.
The investment case will depend on providing an affordable product for local students, rather than simply adopting pricing models from overseas PBSA markets. Phased openings spread execution over time but also require consistent operating standards across the portfolio.
