The Edge is in Belfast's Cathedral Quarter, close to Ulster University. The residence is owned through a joint venture between Bridges Fund Management and ROK Property and operated by Homes for Students.
The new facility refinances the completed property rather than funding a new development.
Strategic context
The owners retain the completed residence and its exposure to rental income while refinancing the asset.
Since the building reached completion in 2024, the lending case can be assessed against operational performance rather than construction forecasts alone. Its city‑centre location, studio accommodation and extensive amenities make pricing and the quality of the student offer important to sustaining that income.
The transaction also extends Investec's existing relationship with Bridges, illustrating the role established lending relationships can play in financing completed PBSA assets beyond their development phase.
