The Alabama property comprises 180 independent‑living, assisted‑living and memory‑care units and was acquired for US$71 million. The Iowa community comprises 85 assisted‑living and memory‑care units and was acquired for US$24 million.
LTC reported a weighted occupancy rate of 93% and an expected first‑year cap rate of approximately 6.5%.
Strategic context
The acquisitions support the expansion of LTC's operating‑portfolio strategy, under which returns depend on community performance rather than a fixed property lease. Retaining familiar operators reduces the risk of management transitions, but occupancy levels and care costs remain key determinants of income.
Proceeds from asset sales fund the acquisitions, allowing LTC to recycle capital into its operating model. The quoted cap rate is a forward‑looking estimate rather than an achieved return.
