Two completed residences add rental income from operational assets to M&G’s European Living Property Fund.

The portfolio comprises two residential properties completed in 2025: Alba in La Garenne‑Colombes, offering 80 apartments, and Rueil Arsenal in Rueil‑Malmaison, with 93 apartments. Both properties reportedly had high occupancy rates at the time of acquisition and feature strong energy performance credentials, with EPC ratings of A and B, respectively. Alba is equipped with heat pumps, while Rueil Arsenal benefits from district heating.
With these additions, M&G European Living Property Fund's residential portfolio now exceeds 1,700 homes.
Strategic context
The acquisition strengthens the fund's exposure to the Greater Paris residential market while diversifying its portfolio across two distinct rental catchment areas. Both properties benefit from strong energy performance ratings, which may reduce near‑term capital expenditure requirements, although ongoing maintenance and operating costs remain important factors in determining net rental income.
Combined with existing occupancy, these characteristics provide a foundation for immediate income generation and support the fund's long‑term investment strategy.
