The Sloterdijk project will replace the former Klimhal Amsterdam with 94 mid‑market rental homes, five private rental homes and one social rental home, alongside separate commercial and hospitality spaces.
CBRE Investment Management’s announcement confirmed that construction has started. The scheme targets an EPC A+++ rating, a BREEAM‑NL In‑Use Excellent rating and alignment with CRREM decarbonisation pathways.
Strategic context
The high proportion of mid‑market rental homes gives the venture exposure to a specific rental affordability segment in Amsterdam rather than the broader luxury rental market. Acquiring the scheme during its development phase secures access to future rental supply, although the investment remains exposed to construction and initial leasing risks before rental income is generated.
The project's ambitious energy performance targets may enhance its long‑term investment appeal, but investors should distinguish between the targeted certifications and the building's actual performance once completed.
