Opened in 2022 beside the University of Exeter's Streatham Campus, Hill View Place joins the partners' existing investment platform. Orka's wider UK student‑housing platform now comprises 2,080 beds across six schemes.
The acquisition was financed by Investec, with the financing including an accordion facility for potential additional borrowing.
Strategic context
The campus‑side location provides a clearly defined student catchment, while full occupancy at acquisition gives the partners an established rental income stream rather than exposure to first‑time leasing. Sustaining occupancy and controlling operating costs will determine whether that strategy translates into stronger returns.
Orka describes buying below replacement cost as part of its strategy; the opportunity is therefore to improve an existing asset's performance without taking on a new construction programme, meanwhile the purchase extends an established joint venture instead of creating a new partnership.
