The acquisition adds Vista Square, a 249‑bed purpose‑built student accommodation property on Oldham Place, close to Liverpool's Knowledge Quarter. The development includes 204 private studios alongside 45 en‑suite bedrooms within five-person shared apartments. Studios represent more than 80% of the total accommodation.

Residents benefit from a wide selection of facilities, including a rooftop terrace, sky lounge, fitness centre, sauna, cinema, dedicated study areas and private dining space. All rooms have been secured for the 2026/27 academic year.

The transaction was financed by Investec Real Estate.

Strategic context

The deal builds on the joint venture's recent acquisition of Hill View Place in Exeter, increasing its holdings to five student housing properties with a combined capacity of 1,761 beds. Across its wider UK platform, Orka now manages a portfolio of seven assets providing 2,329 student beds.

Liverpool's large university population supports sustained demand for purpose‑built student housing, particularly self-contained studios with access to high‑quality communal facilities. Meanwhile, higher development costs and increasingly demanding building safety standards are limiting the delivery of new accommodation. These conditions support Orka's investment approach of purchasing existing student residences, enhancing their facilities through selective refurbishment and positioning them to compete in the premium segment of the market.
