OSB refinances Manchester’s Barclay House for £25.9 million
20 October 2026 | Refinancing | UK | 93 units| Operational
The short‑term loan replaces development debt while the owner establishes rental income and completes the commercial accommodation.
Key details
Asset type | Operational |
Location | Manchester, UK |
Capacity | 93 units |
Borrower | Undisclosed |
Lender | OSB Group |
Value | £25.9 million |
OSB Group has completed a £25.9 million refinancing of Barclay House, which contains 93 apartments and basement commercial space. The residential element has reached practical completion.
The facility repays the previous development lender and gives the owner time to complete the commercial fit‑out and build rental income before a sale or longer‑term refinancing.
Strategic context
OSB's specialist property team structured the loan around an approaching repayment deadline, completing it 21 days after the formal offer. The property is moving from construction funding towards an income‑producing rental asset. Establishing rents and completing the remaining space should give a future lender a clearer basis for underwriting, although the0owner still carries letting and exit risk.
