The venture has acquired the partially completed conversion project at Niddagaustrasse 42 in Frankfurt's Roedelheim district through insolvency proceedings. Its planned residential mix includes microapartments, serviced apartments and townhouses. According to RQI's October announcement, marketing is scheduled to begin in spring 2028.
The investment strategy is to complete the works, lease the accommodation and exit the investment once the property has stabilised.
Strategic context
The property was previously promoted by Cube Real Estate as NIDDA.VIERZIG2 before works stopped following the insolvency. RQI and Westend Bank are taking over that partially completed investment through an existing working relationship, combining property completion and restructuring with financing expertise.
The partnership aims to recover value from the work already completed and the approvals secured, with plans to generate rental income before eventually selling the stabilised asset.
