The 11‑storey mixed‑use property was delivered at the end of 2020 and is operated by Nexity Studéa under a long‑term commercial lease. It provides furnished accommodation and resident services alongside a commercial podium occupied by Basic‑Fit and on‑site parking.
The asset is located in the ZAC Victor Hugo district with access to Metro Line 4 and the future Grand Paris Express Line 15.
Strategic context
The acquisition is EQT Real Estate's fourth student housing investment in France and adds a stabilised, income‑producing asset to a platform previously weighted towards development and conversion projects. It also expands EQT's exposure to Greater Paris, where institutional‑quality student supply remains limited relative to demand.
For Praemia REIM, the disposal crystallises value from an asset delivered for SCPI Primovie in 2020 while transferring the long‑term operating lease intact.
