Copley Court at 9-10 Copley Street comprises 265 en-suite beds in cluster apartments and supports year-round income through summer stays. The property was marketed as effectively fully occupied for the 2025/26 academic year, with forecast net operating income above €2.5 million.
It sits close to University College Cork, Cork School of Music and Cork College of Commerce, and has consent for a further 112 beds. The asset also has Fitwel 3-star certification, a preliminary BREEAM In-Use rating and 81 basement parking spaces.
Strategic context
Copley Court is Greystar's fourth major Irish PBSA investment and extends its operating footprint beyond Dublin and Galway into one of Ireland's largest student markets. The acquisition adds a stabilised, near-full asset with immediate income while the consented extension provides a route to grow capacity to 377 beds.
This combination supports Greystar's strategy of building scale in supply-constrained university cities while preserving future development upside.
