JD.com acquires Wan Chai serviced apartments for HK$280 million

218 Apartment occupies a 2,180 sq ft site and provides approximately 32,695 sq ft of gross floor area. Beijing Capital Development acquired the former commercial building for around HK$178 million in 2007 and subsequently converted it into serviced apartments. The existing 59 studios are supported by a breakfast room, laundry facilities and ground-floor retail.

The sale crystallises a reported HK$102 million gain for the seller after a 19-year holding period.

Strategic context

The acquisition is JD.com's second Hong Kong accommodation purchase in July and takes its monthly hotel-to-student-housing deployment above HK$1 billion. It extends the conversion-led strategy beyond Yau Ma Tei into the Wan Chai market, giving the group exposure on both sides of Victoria Harbour. Acquiring an existing serviced-apartment building should provide a shorter route to operation than a ground-up scheme.

For Beijing Capital Development, the transaction monetises a long-held overseas hospitality asset at a reported capital gain.
