The property is located in Rifredi, strategically positioned between the Novoli and Morgagni-Careggi university campuses. The scheme targets Florence’s structurally undersupplied student housing market, where demand for modern, well-located accommodation continues to exceed available supply.
Nido Livensa Group, backed by CPP Investments, plans to reposition the former office building into high-quality student housing through an adaptive reuse strategy. The approach enables the platform to bring underused real estate back into productive use while reducing pressure on the private rental market.
Strategic context
The acquisition demonstrates continued investor appetite for adaptive reuse opportunities in Europe’s undersupplied student housing markets. By converting an underused office building into PBSA, Nido Livensa Group is targeting a location where demand from university students is strong, but the availability of purpose-built accommodation remains limited.
