The 1,461-apartment portfolio spans Los Angeles, Culver City and Victorville. Northmarq arranged six separate loans, using fixed and floating rates with interest-only payments. The facilities are not cross-collateralised, allowing E&S Ring to finance the properties individually as its existing loans approach maturity.
Strategic context
Northmarq's relationship with E&S Ring spans more than 30 years, and four of the refinanced loans were originally placed with Voya in 2007. The transaction is therefore an extension of established lender and adviser relationships. Keeping the facilities separate allows the owner to make individual refinancing or disposal decisions, an important consideration for a long-held portfolio approaching debt maturities.
