The three-property purchase marks the Nordic Income+ fund's first major student housing investment in Sweden and brings the assets onto Urban Partners' Juli Living platform.

The portfolio comprises Sicklaön 344:1 at Edinsvägen 22A-B in Nacka, Tussilagon 1 at Gärdesvägen 2-10 in Täby and Medicinaren 10 at Röntgenvägen 1 in Flemingsberg, Huddinge. Together, the properties provide 466 student homes across approximately 15,000 sq m in established locations with access to public transport and services. The largest asset is close to Södertörn University and Karolinska Institutet in Flemingsberg.
Urban Partners plans targeted improvements to the residential environment, technical systems and energy performance, while existing tenancies remain in force under Juli Living.
Strategic context
For Urban Partners, the acquisition opens a Swedish student housing strategy through Nordic Income+ and combines stable demand with a value-add modernisation programme. Moving the assets onto Juli Living gives Urban Partners an established operating route while preserving continuity for tenants.
For SSSB, the disposal releases capital to manage and develop its retained portfolio and support future student housing investment.
