Starwood and Trinitas launch 2,046‑bed US development venture

Starwood Capital and Trinitas have closed on three university‑adjacent development sites, with all communities scheduled for delivery in summer 2028 delivery.

The venture comprises Atmosphere Pittsburgh, with 672 beds across 326 units; Atmosphere Norman, with 677 beds; and Atmosphere on Mifflin in Madison, with 697 beds across 264 units. The sites serve the University of Pittsburgh, the University of Oklahoma and the University of Wisconsin‑Madison, where the partners cite growing enrolment and constrained purpose‑built supply.
The Madison scheme will retain the historic 32‑bed Wiedenbeck Apartments, while the Pittsburgh project spans 12 assembled parcels in the Oakland district.
Strategic context
The venture gives Starwood immediate scale across three supply‑constrained university markets while drawing on Trinitas' integrated development, construction and operating platform. Closing on the sites together creates a 2,046‑bed pipeline under one partnership rather than three standalone investments.
The structure gives both parties a repeatable route to deploy institutional capital into campus‑adjacent developments.
