Wee Hur has secured an unconditional option to acquire the 2,744 sq m freehold site at 35‑51 Nicholson Street in Wollstonecraft. It proposes a 12‑storey residence comprising studios, en suite rooms and two‑bedroom apartments, located a three‑minute walk from Crows Nest Metro station.

The group intends to invest through a special‑purpose vehicle with external capital partners while retaining an equity interest. Completion of the acquisition is expected in the second half of 2027, subject to the exercise of the option and fulfilment of the completion conditions.

Strategic context

The Sydney proposal follows Wee Hur's April 2025 disposal of its seven‑asset Australian student‑housing portfolio to Greystar for A$1.6 billion, in which Wee Hur retained a 13% interest. That transaction released capital without ending its exposure to Australian PBSA.

For capital partners, the opportunity therefore lies in accessing to an established sponsor's development and operating capabilities, rather than acquiring an asset with an established income stream. The site option still has to be exercised, followed by acquisition and development before the proposed residence can generate rental income.
