The portfolio comprises the 218‑bed Archways at 18 Leadmill Road, the 446‑bed Leadmill Point at 26 Leadmill Road and the 499‑bed Westhill Hall at 61 Eldon Street. All three properties are within one mile of the University of Sheffield or Sheffield Hallam University, while Archways and Leadmill Point are around a five minute walk from Sheffield station.
MCR intends to carry out a multi‑million‑pound refurbishment at Leadmill Point and targeted improvements at the other two assets before integrating them into Flow Student.
JLL acted for Unite and Deloitte advised MCR on legal matters.
Strategic context
The acquisition takes MCR's Sheffield portfolio to almost 2,000 beds across six locations, strengthening local operating density and creating scope to centralise management, leasing and improvement expenditure.
The planned refurbishment programme fits the group's value‑add strategy of acquiring operational PBSA where investment and rebranding can enhance the resident experience and improve asset performance.
The deal also advances Flow Student towards MCR's target of reaching 10,000 beds in 2026 and reinforces the platform's position in established UK university cities.
