The Overlook accounts for 796 beds, while The 2900 Student Apartments adds 516 beds. Renovations are expected to start in fall 2026 across both communities, covering unit interiors, amenity spaces, technology and outdoor areas.
At The Overlook, Tailwind plans to reconfigure part of the unit mix and upgrade the clubhouse with study, fitness, lounge, gaming and sport facilities.
At The 2900, the planned programme includes a reimagined clubhouse, expanded fitness and wellness areas, pool upgrades, new roofs, landscaping and technology improvements.
Strategic context
The acquisitions deepen Tailwind's presence in a large SEC university market and add scale in Norman rather than a single-asset entry. The deal also supports Tailwind's value-add strategy, where operational communities are acquired with a defined renovation programme to lift resident experience and asset performance.
