Continental Europe takes the lead as UK investment activity slows

While investment volumes in Continental Europe remained resilient with a record number of deals, the United Kingdom experienced a significant downturn due to economic and regulatory hurdles

If you are short on time:

  • European PBSA transaction volumes reached €1.47bn in Q2 2026, representing a 59.4% year‑on‑year decline compared with the exceptionally strong Q2 2025.

  • 23 transactions were announced during the quarter, matching the activity level recorded in the previous five quarters, although investment activity clearly diverged between Continental Europe (18 deals) and the UK (5 deals).

  • In the UK, investors have brought more than 17 assetscomprising over 3,000 beds to the market, creating a sizeable pipeline for potential transactions in H2 2026.

  • Operational assets dominated investment activity, accounting for 57% of all announced transactions, while portfolio acquisitions remained limited.

Continental Europe and the UK on divergent paths

European PBSA investment markets followed markedly different trajectories during the second quarter of 2026.

Continental Europe recorded €1.23bn of transaction volume, broadly in line with the quarterly average over the past 12 months. More importantly, the market achieved a record 18 announced transactions, highlighting sustained growing liquidity amid strong market performance across several key markets, including Italy, Spain, Germany, and France.

The UK, meanwhile, experienced one of itsquietest quartersin recent years. Investment volumes totalled just €240, the lowest quarterly level recorded in the past three years, with only five completed transactions.

The slowdown reflects a combination of factors, including ongoing macroeconomic and political uncertainty, elevated operating costs, affordability pressures, volatility in financial and energy markets, and a changing regulatory environment, all of which have contributed to more cautious investment decisions.

Despite the subdued transactional activity, more than 12 deals totalling 17 assets and representing over 3,000 beds have been brought to market in recent months, while Unite Group has also announced plans to dispose of selected non-core assets as part of its portfolio optimisation strategy. Together, these disposals are expected to provide significant investment opportunities and could support a stronger recovery in transaction activity during the second half of 2026.

Continental Europe is also witnessing an increasingly active investment pipeline, with at least five portfolios valued above €80m currently being marketed.

Focus on core investments

Core strategies remained firmly in favour during Q2 2026, accounting for approximately 65% of total transaction activity.

Portfolio transactions continued to be relatively scarce, with only two deals announced during the quarter: MCR's acquisition of an 862‑bed portfolio in Preston, and Nuveen's €330M acquisition of the Bravo Student portfolio, comprising 3,323 beds.

Instead, investors overwhelmingly favoured stabilised, income-producing single assets. A total of 13 operational single‑asset transactions were completed during the quarter, predominantly across core European PBSA markets and sub‑markets.

Beyond standing properties, the market also recorded eight joint venture, forward‑funding and forward‑purchase transactions, which are expected to deliver more than 4,600 additional beds over the coming years.

Italy emerged as one ofEurope's most active investment destinations during Q2, attracting a broad mix of institutional investors, private capital and development partnerships.

Notable transactions included Invel's investment in Stonehill’s PBSA projects in Milan and Padua, representing more than 1,100 beds; Cain International and GSA's joint venture to develop a 561‑bed scheme in Rome; King Street's acquisition of a 350‑bed project in Milan; and a partnership between Allegria Developments and Azimut, which will deliver more than 1,000 PBSA beds across three projects in Milan and Rome.

Strong momentum continues in the US

The US has recorded a strong quarter, marked bymultiple prominent transactions:

  1. The largest transaction of the year saw The Scion Group, together with Ares, acquire a 12‑property, 7,578‑bed portfolio from Harrison Street Asset Management for approximately $910M (c. €800m). Scion further strengthened its market position by announcing the acquisition of the operating platform of Student Quarters, an owner and operator managing nearly 13,000 beds across 21 markets, representing approximately $1.5bn (c. €1.3bn) of student housing assets under management.

  2. Meanwhile, Tailwind Group expanded its portfolio through the acquisition of The Overlook (796 beds) and The 2900 Student Apartments (516 beds). Together, the acquisitions add more than 1,300 bedsand represent Tailwind's third and fourth acquisitions of 2026.

Outlook

Geopolitical developments, financing conditions and macroeconomic uncertainty are likely to continue shaping investment activity over the coming months.

Early Q3 activity suggests that investor appetite continues to concentrate on core European markets, with Continental Europe maintaining its recent momentum. At the same time, an expanding pipeline of assets being brought to market, particularly in the UK, combined with several advanced sale processes currently underway, points to the potential for a more active second half of the year.

Methodological note

This article is based on proprietary in‑house data covering European, UK, and global transactions from Q1 2023 to Q2 2026. The dataset includes acquisitions of operational assets, forward deals, and joint ventures (JVs), while excluding direct investments, capital increases, fundraising, or debt financing. Only properties with a minimum size of 20 beds are considered. Acquisitions of townhouse complexes are excluded.

The analysis reflects concluded transactions, with deal timing based on the publicly announced date.

In selected cases, where the transaction value was not available per recorded transaction, it was extrapolated using all other data at hand in accordance with the number of beds mentioned in the deal. The total volume of transactions may be different, as only deals with publicly available figures were recorded.
