The Forum is a 294‑unit community completed in 2011 near the Sam Houston State University campus at 3019 Sam Houston Avenue. Accommodation spans studio to three-bedroom apartments, supported by study, fitness and outdoor amenities.
Berkadia represented Preiss in the disposition and its Dallas mortgage-banking team arranged acquisition financing for CrestMarc. The transaction forms part of 24 student‑housing sales and financings totalling 7,828 beds completed by Berkadia so far in 2026.
Strategic context
The acquisition gives CrestMarc immediate scale in an established Texas university market without taking development risk. The asset's campus access and existing amenity platform provide a base for operational improvements, while its 2011 vintage leaves scope for targeted capital expenditure.
For Preiss, the sale recycles capital from an asset held since 2018 following an earlier repositioning programme. Arranging financing alongside the sale also indicates continuing lender appetite for established US student housing assets.
