SAS Beauregard 35, part of Angevin Immobilier, has bought the property at 9 Rue Francois‑Tanguy‑Prigent from SCPI Notapierre, managed by UNOFI. The building contains more than 2,000 sq m of office and commercial space. Angevin plans to convert it into a serviced student residence with approximately 100 homes.

Katonah Real Estate advised both sides of the transaction.

Strategic context

Angevin created its property‑development arm in 2021 and acquired refurbishment specialist Morin Batiment in 2024, expanding the wider group's construction activities. The Beauregard purchase builds on these development and renovation capabilities: the commercial opportunity is to convert an existing building into an income‑generating asset rather than buy a completed student asset. A local developer with construction resources can assess the conversion in detail, but the intended student layout still has to adapted to the building's physical constraints.

The resulting cost per lettable room will be central to determining whether the project can offer competitive rents and an acceptable development margin.
