The portfolio comprises Nido Carcavelos, Nido Ajuda, Nido Santa Apolónia, Nido Estoril and Nido Asprela. Nido Livensa selected the properties after a strategic review following the integration of Livensa Living, identifying mature, stabilised assets at a natural point in their investment cycle. The seller retains five residences in Coimbra, Lisbon and Porto.
Proceeds are intended for new development and acquisition opportunities across continental Europe.
Strategic context
For Ardian and Rockfield, the portfolio deepens an existing pan‑European PBSA strategy and adds scale in undersupplied Iberian university markets.
For Nido Livensa, the disposal is capital recycling rather than a market exit: Portugal remains a core geography while the group works towards 25,000 beds by 2031, with growth focused on Iberia, Italy and Germany.
