The 550‑room Ibis Hong Kong Central and Sheung Wan occupies 28 Des Voeux Road West and spans about 217,978 sq ft.
Mingtiandi reports that CapitaLand Investment agreed to acquire the hotel from Butterfly Hospitality Group for HK$2.3 billion (US$293.2 million). CBRE managed an informal sale process for the property. The building is expected to be converted into student accommodation and potentially operated under Ascott's Adoor brand.
Strategic context
If completed as reported, the acquisition gives CapitaLand a sizeable conversion‑led entry into Hong Kong student housing through an existing hospitality asset.
The strategy uses Ascott's accommodation platform while targeting a market where university demand and limited dedicated supply have drawn institutional capital into hotel conversions.
