The Sanctum is being developed by Student Lux Limited on the corner of Giles Lane and Canterbury Road, next to the university campus. The 180‑bed scheme is designed as purpose‑built student accommodation and is being funded through Cynergy Bank's property finance team. The loan includes margin ratchets tied to occupancy, aligning debt pricing with delivery and leasing performance.
Cynergy said the facility also allows the sponsor to recycle profits into its wider development programme.
Strategic context
For Student Lux, the facility converts a campus‑adjacent site into a funded development and preserves capacity for further projects.
For Cynergy, the occupancy‑linked structure provides downside protection while increasing exposure to a sector supported by recurring university demand.
