Serenitas acquired Portarlington Lifestyle Village from Peninsula Lifestyle Properties. Located at 23‑31 Mercer Street on the Bellarine Peninsula, the community comprises 107 occupied homes and 36 sites for future development.
Serenitas is owned by Mirvac and Pacific Equity Partners, which each hold a 40% stake, and Tasman Capital Partners, which holds the remaining 20%.
Strategic context
The purchase is Serenitas' first acquisition of an operating community since its acquisition of Spring Lakes Resort in Avoca in May 2024. It adds existing rental income and a further development potential within the same community. Mirvac's latest update also indicates a slowdown in sales activity following Serenitas sale of 554 homes in FY26, making the combination of existing occupied homes and future development sites particularly to its growth strategy.
