The portfolio comprises two assets in Liverpool and one each in Cambridge, Newcastle and London's Acton district, serving established university markets. The portfolio was 98.2% occupied for the 2026/27 academic year when the transaction was announced, providing the buyers with income from day one.
Partners Group and Aboria Capital plan to upgrade bedrooms and amenities across the properties. The programme is intended to improve the student offer while supporting rental performance across the portfolio.
Strategic context
The transaction combines stabilised income with refurbishment‑led upside and spreads exposure across four supply‑constrained UK university cities. It also gives the buyers a sizeable operating base from which to pursue further PBSA investment, while HSBC Asset Management crystallises value from a mature portfolio.
