Wandle Place combines rental apartments with 9,000 sq ft of commercial space. The five‑year facility replaces development debt and releases equity at a 70% loan‑to‑value.
Nearly half of the apartments secured tenancies within seven weeks of marketing, with the lending margin scheduled to decrease once the agreed income threshold is reached.
Strategic context
Dominus has delivered more than 2,000 homes, but said it shifted from its usual build‑for‑sale model for this project due to weak demand for new apartments in London.
The loan supports that decision to retain the building as a rental asset, rather than selling it upon completion. Its interest margin reduction allows Dominus New Homes to transition from initial leasing to longer‑term investment financing under a single facility.
