Far East Consortium International has agreed to sell the Silka Seaview Hotel on Shanghai Street, Yau Ma Tei, to a JD.com unit for HK$750 million.

The property is the former Silka Seaview Hotel at 268 Shanghai Street and is being converted from guest rooms into student accommodation. Full conversion is expected in the second half of 2026.
After completion, a Far East Consortium subsidiary is expected to continue managing and operating the asset for three years, with guaranteed income of HK$45 million in each of those years. Far East Consortium expects to book an approximately HK$423 million disposal gain and use the proceeds to repay an existing HK$630 million bank loan, with the remainder used as working capital.
Strategic context
For JD.com, the acquisition extends its recent Hong Kong real estate activity into student housing through a converted, transit-oriented Kowloon asset. For Far East Consortium, the disposal monetises a hotel-to-student-housing conversion while retaining operating involvement through a three-year management arrangement.
The deal also underlines the role of hotel conversions in Hong Kong PBSA, where investors can access student demand without waiting for ground-up development and where non-local student demand is supporting more education-related investment activity.
