The programme will replace ageing halls at Owens Park, Oak House and Woolton Hall, increasing the capacity of the wider Fallowfield Campus to around 5,400 beds and adding approximately 900 net new places.

Delivery will be phased, with the first 1,000 rooms due in 2028, further accommodation and the central hub scheduled for 2029, and the remaining rooms expected in 2030.

The new campus will include social and study areas, music practice rooms and dedicated wellbeing facilities. GRAHAM describes the scheme as the world's largest Passivhaus student accommodation project and the UK's largest precast development using modern methods of construction.

Strategic context

The 50‑year structure matches long-duration institutional capital with the university's need to replace ageing accommodation while expanding supply in a controlled, phased programme. Around 900 net additional beds will deepen the university's on‑campus offer and reduce reliance on the private rental market.

For Rothesay, the partnership provides long-dated exposure to essential university infrastructure with strong demand visibility.
