The residence is due to welcome students in 2028 and will be operated by Capétudes under a lease with a firm term of more than eleven years. The scheme is close to a major university and research hub in the Lille metropolitan area.
Strategic context
Ofi already invests in managed residential and healthcare through its InnovaCare vehicle, launched in 2021. This purchase expands its managed residential investment strategy into student accommodation through a mandate for an undisclosed client.
The long lease secures a long‑term commitment from a specialist operator and provides greater visibility over rental income once the development is completed. Unlike a stabilised acquisition, however, the investment still depends on the completion of the development and the operator's ability to meet its rent obligations.
