The property is fully preleased for the fall 2026 semester and includes study rooms, a fitness centre, pool, coffee bar and clubhouse. It sits within walking distance of the University of Kentucky and is less than half a mile from Article's 1,060‑bed Latitude Lexington community.
Article manages more than 22,000 beds across 48 properties and reports $ 3.1 billion in assets under management.
Strategic context
The acquisition creates a 1,340‑bed cluster around Angliana Avenue, giving Article greater operating density in a large and growing university market.
Signature's recent completion and full preleasing provide immediate income while limiting near-term leasing and capital‑expenditure risk. The purchase complements Article's larger Latitude Lexington investment and supports its strategy of building scale around strong campuses.
