BBGI acquired a 49% interest in 14 operating residential buildings with approximately 6,850 beds and a 90% interest in the new 649‑bed Kirwan Blanding Hall. The buildings form the university's primary on‑campus accommodation supply and are marketed directly to its students.
The ground leases have an average remaining term of approximately 60 years. Greystar remains invested in the portfolio and continues to manage the accommodation.
Strategic context
The acquisition adds a scaled, demand‑resilient student housing portfolio to BBGI's North American social infrastructure strategy. Its long lease profile and relationship with an AA+ rated public university provide infrastructure‑style income characteristics, while Greystar's continuing investment preserves operating continuity.
For Harrison Street, the transaction realises value from a mature university partnership while retaining an experienced operator alongside the incoming capital.
