Colonial and Vita form €1 billion Madrid student‑living joint venture

Colonial SFL and Vita Group have formed a 50/50 joint venture covering three living assets in Madrid with more than 2,200 beds across 92,000 sq m. Oria South opened in September 2026, while Oria North is scheduled for 2027 and Santa Hortensia for 2028.
The portfolio combines purpose‑built student accommodation and flexible living, with the partners valuing the platform at around €1 billion once stabilised. The venture can also add further assets and bring in third‑party capital over time.
Strategic context
The partnership gives Colonial immediate exposure to operating student housing while retaining development‑led growth through two additional Madrid assets.
For Vita, the venture adds a long‑term institutional partner and a structure that can support further expansion in Spain and other European markets.
