Shorea Capital acquired The Pemberton at 22‑26 Bonham Strand in Sheung Wan through a public tender after receivers took control of the property from Octa Capital Partners. Colliers led the sale, while market sources placed the winning bid between HK$430 million and HK$440 million.
The 24‑storey commercial building provides about 58,000 sq ft of gross floor area and sits close to Sheung Wan MTR station and the University of Hong Kong.
Shorea plans to submit conversion applications, with the target capacity and completion timetable still to be confirmed.
Strategic context
The purchase gives Shorea an entry point into Hong Kong's living sector through an office‑to‑student‑housing repositioning rather than a stabilised asset. The strategy targets value creation from a distressed commercial property while responding to the city's shortage of professionally managed student accommodation.
