Society Hill Capital has secured a co‑GP investment from Liberty Group for three student housing developments serving Florida State University, the University of Florida and the University of Tennessee. The projects will provide 1,681 beds in Tallahassee, Gainesville and Knoxville.
908 Group and Batson‑Cook Development Company are leading delivery, with openings scheduled between 2027 and 2029. The combined projected development value exceeds US$300 million.
Strategic context
Liberty's repeat investment gives Society Hill additional capital to scale near large, high‑enrolment universities where new supply is constrained. The portfolio offers geographic diversification, although returns remain exposed to construction, lease‑up and delivery risk across three concurrent projects.
